Chesterfield planners take up 200-acre Nunnally Village Tuesday
A mixed-use plan with up to 1,000 homes and HCA's $260 million hospital goes to the Chesterfield Planning Commission on Oct. 20.
Chesterfield County's Planning Commission is scheduled to consider a rezoning on Tuesday, Oct. 20, for Nunnally Village, a 200-acre mixed-use project at Hull Street and Otterdale roads in western Chesterfield. The request would rezone the land to Corridor Commercial and Transitional Residential.
The plan calls for up to 1,000 homes and more than 340,000 square feet of retail and office space, anchored by a grocery store and an HCA hospital, according to Richmond BizSense. A 2025 traffic study assumed a maximum of 400 single-family attached and detached homes and 600 apartments.
HCA's piece is Magnolia Hospital, a $260 million, 60-bed, 135,300-square-foot hospital on about 24 acres of the site. State regulators approved it in March 2026 along with a $306 million VCU Health hospital and a $106 million Bon Secours expansion elsewhere in the county. HCA is slated to finish by mid-October 2029.
The project is a joint venture of Ed Nunnally and Henrico-based Markel | Eagle Partners, which filed the rezoning request in 2025. The site sits between Magnolia Green, Harpers Mill and Cosby Village, and the developers have proposed building a new westbound lane on Hull Street along the property.
Tuesday's vote is a recommendation. The Chesterfield Board of Supervisors makes the final decision at a later meeting.
The rezoning would set the rules for a new hospital and up to 1,000 homes along the Hull Street corridor, part of $672 million in hospital projects state regulators approved for Chesterfield this year.
